Easement

Easement, right of a property owner to use the adjacent property of another for a specified purpose. For instance, 2 homeowners may use a common driveway, half of which belongs to each. Each would then have an easement on the other's property “of necessity” in the law. The right of easement may be established through necessity, contract, or custom.
